About this calculator
A rental property's annual cash position = rent received − expenses (rates, insurance, mortgage interest, maintenance, management) − tax on the taxable surplus. The result tells you whether the property is "positive cash flow" or "negative cash flow" (subsidised by you).
- Mortgage interest deductibility was phased out 2021–2024 then fully restored from 1 April 2025.
- Maintenance is deductible; capital improvements are not (they add to cost base).
- Management fees average 7–9% of rent in NZ.
